Our Tenant Find Only service is designed to secure reliable, fully‑vetted tenants for your property with minimal effort on your part. We handle the marketing, viewings and full referencing process, ensuring your tenancy begins smoothly and with complete confidence.

Fee: 1st month’s rent (No VAT)

Our Full Management Service is designed to give landlords complete peace of mind. We take care of every aspect of the tenancy — from rent collection and inspections to maintenance coordination and end‑of‑tenancy management — ensuring your property is professionally looked after throughout.
Fully Managed Service
Setup : £400 per tenancy (No VAT)
Monthly Fee: 10% of rent (No VAT)

All tenant fees are fully compliant with the Tenant Fees Act 2019. We believe in clear, upfront information so you always know exactly what to expect when renting a property through SEM Property Hub.
• Holding Deposit: 1 week’s rent (deducted from first month’s rent)
• Security Deposit: Up to 5 weeks’ rent (protected with TDS)
• Late Rent: Interest at 3% above Bank of England base rate (after 14 days)
• Lost Keys / Security Devices: Cost of replacement
• Changes to Tenancy: £50 (or reasonable costs if higher)
• Early Termination: Costs incurred by the landlord

Our application process is designed to be clear, fair and straightforward. We guide you through each step to make securing your new home as smooth as possible.

• Complete application form
• Provide proof of ID and Right to Rent documents
• Supply information for referencing
• Once approved, a holding deposit (1 week’s rent) may be required
• Tenancy agreement issued for signing
• Move‑in date confirmed and keys arranged
